Mom and Pop Inc. increases share of Vancouver housing

In 2020, over 34,000 Vancouver properties were owned by Mom & Pop Inc. We had record sales activity in 2021. If we estimate this growth rate was 10% for 2021 & 2022. The number of properties held by Mom & Pop Inc. would increase to over 41,500. Does anyone know how far off am I?
